Downsizing Because of Bedroom Tax — A Scottish Clearance Guide
The Removal of the Spare Room Subsidy (often called bedroom tax) means many Scottish social housing tenants in 3-bed homes are moving to 1- or 2-bed properties. Downsizing across that gap usually means clearing a third of your possessions. Here's how to do it without losing what matters.
Where to start
- Confirm your move date with the housing association
- Measure the new property — wardrobes, beds, dining table fit
- Make a "must keep" list, a "nice to keep" list, and an "if it fits" list
- Rooms with space limits — bedroom 2, hall, kitchen — get measured first
- Anything that won't fit goes to donation, sale or clearance
What usually doesn't fit
- Three-piece suites (most 1-bed flats fit a single sofa)
- Dining tables for 6+
- Spare room furniture (extra wardrobes, double bed)
- Garden furniture if moving from a house to a flat
- Outhouse / shed contents if losing outdoor storage

Items in good condition go to:

- British Heart Foundation — sells via charity shops, applies to FR-labelled sofas
- Local hospice shops — particularly for clothing and household items
- Salvation Army — household goods and clothing

Storage as a temporary option
If you have items you can't fit but can't bear to part with — particularly after a bereavement or if family will collect later — short-term storage (Big Yellow, Safestore, local independents) is a fair option. £80–£150/month for a small unit. Usually it ends with a clearance 6–12 months later because the situation rarely changes.
Coordinating the move
Best practice for a bedroom-tax downsize:
- Two weeks before move: charity collections (SACRO, BHF)
- One week before: anything to be sold (Marketplace, Vinted)
- Move day: removals firm takes what fits to the new property
- Day after move: clearance of remaining items in the old property — keys back to housing officer
